What areas are popular for short term?

Downtown, Palm and Dubai Marina, as these are the most highly trafficked destinations for international and dometic travelers.

How much income can I expect to earn from my property?

Short term generally yields net 15-25% higher returns than the current long term market as of February 2024 depending on the location, styling and view.

How long does it take to get my property furnished and online?

Approximately 2 weeks from the date the Move in permit is approved.

Can I book my property for personal use?

Yes you can book your property for personal use anytime throughout the year as long as there are no reservations.

How far in advance to you take bookings?

90 days in advance is our standard open calendar period.

What is the termination policy if I need my property back?

90 days notice is our termination period.

When Can I expect to receive my rent?

Every 12th of the following month. If we rented your property from December 1st to December 31st.Your payment would be sent on January 12th.

Which channels do you use for listing my property?

Booking.com, Air Bnb, Expedia, Property Finder, Google vacations and local travel partners.

Do you meet every guest?

Yes,  we meet every guest.

Can I change the dates of my reservation?

If the check-in date is at least 15 days from the day of the request, it is possible to accommodate this. However, please note that if there is any price difference associated with the requested change, the guest will be responsible for covering the additional cost.

Do I get a better rate if I book long term?

Yes, If you book for more than 28 nights, you will qualify for discounted monthly rates.

Do I get free cleaning?

If your booking is for 7 nights or more, you will receive a complimentary weekly cleaning service that includes a change of linens. However, if your booking is for less than 7 nights or if you would like to request additional cleaning services, we can provide this service for a fee.

Where can I see the amenities you offer?

When you choose a property, you can find the amenities tab under the section titled “what this place offers.”

Is luggage storage available?

We offer complimentary luggage hold on or after 12:30 on the day of check in however, we cannot hold luggage after check out as we do not have storage facility.

Can I check in early/late?

Our standard check-in time is 3:00 PM. However, if you need to check in earlier we can block the calendar 1 night before depending on availability, there will be an additional early check-in fee and you can check in as early as 8:00 AM.

Check-out time is 11:00 AM. However, if you need to check out late we can block the calendar for you for another night depending on the availability but there will be an additional late checkout fee and you can check out as late as 6:00 PM.

Do you provide breakfast?

We do not provide breakfast.

Can I get a receipt?

Yes, we can provide a detailed receipt.

How do I check in?

Once your reservation is confirmed, we will provide you with detailed check-in instructions. Additionally, we will share the contact information of a dedicated check-in representative who will be available to assist you throughout the check-in process.

Can I check in late at night?

Yes, you can check in at any time, your guest manager will assist you.

How do I know that my reservation is confirmed?

Once your reservation is confirmed, you will receive a confirmation message through your preferred method of contact.
